What is property styling, and how can it benefit my home sale?
Property styling enhances the presentation of your home using curated furniture and accessories to create an inviting, aspirational space. This strategic styling helps buyers emotionally connect with the property, often leading to a faster sale at a better price.

How much does property styling cost?
The cost varies depending on the size and style of your home, and the number of rooms. A tailored quote is provided after your consultation and is valid for 30 days. Once you approve the quote, a signed Hire Agreement and full payment are required at least 48 hours prior to installation to secure your booking.

How long is the furniture hire period?
Our standard hire period is five (5) weeks. Weekly extensions can be arranged at 15% of your original quote for up to eight (8) weeks. Beyond that, the hire will renew at the original five-week rate.

Can you work with some of my existing furniture?
Yes, we offer Integrated Styling, where our team seamlessly blends our curated pieces with your existing furniture. This service still falls under the same care and usage conditions as full styling, and all T&Cs apply.

How soon can you install the styling?
There is no fixed timeframe for installations, as each project is carefully scheduled based on property readiness, availability, our styling calendar and, most importantly, the sales campaign timeline established by you and your real estate agent. While we always aim to accommodate your desired timeline, we strongly recommend providing as much notice as possible. This ensures we have adequate time to plan, prepare, and allocate the most suitable pieces from our curated collection of furniture, soft furnishings, and accessories. 

Do I need to be at the property during installation or collection?
No. Once access is arranged – either via you or your real estate agent – our team will install or collect without you being present. Further to that, for OH&S reasons, we require the property to be vacant during installation and removal.

Which areas do you service?
We service homes right across South Australia and we are yet to decline a job due to location or distance. We are based in Welland and regularly travel right across the State. 

Can I choose the furniture and décor items used in my styling?
While we don’t offer itemised selection, all pieces are thoughtfully chosen by our stylists to match your property’s layout, architecture, and target market. 

Is property styling tax-deductible?
If your property is an investment, styling may be a deductible marketing expense. We recommend consulting with your accountant for individual advice.

What happens if furniture or accessories are damaged?
Vendors are responsible for any loss or damage for the duration of the Hire Period. Furniture is for display only and must be treated with care—this includes prohibiting pets, food, drink, or use of the beds, couches, or lighting. Any damage must be reported within 24 hours, however we do understand accidents can happen and will work with you to resolve any issues that may arise. 

Do you collaborate with real estate agents?
Yes, we regularly work with agents to align styling with your marketing campaign. We can liaise directly with your agent to arrange access and ensure a smooth install/exit process. 

Do you help with decluttering or pre-sale preparation?
Absolutely. Our consultations often include layout suggestions, minor cosmetic advice, and decluttering tips to help you get the most out of the styling process.

Do you style properties for display homes and/or Airbnb/holiday rental purposes?
We primarily style homes for sale, however, long-term styling for display homes can be arranged and we have performed these services multiple times in the past. We can also provide tailored styling services for Airbnb/holiday rental accommodation and can collaborate with owners of these properties to source the perfect items for any style of home in any location. 

What’s the difference between property styling and interior decorating?
Styling is short-term and geared toward marketing your property to appeal to buyers. It’s not custom decorating for living—it’s display-focused and governed by our hire and care terms. 

Do you offer consultations before styling?
Yes, a free consultation is provided to assess your property, discuss styling needs, and create your Styling Proposal.

Can styling help refresh a property already on the market?
Definitely. Styling can breathe new life into a stale listing, repositioning it visually for a relaunch or to target a new buyer segment.

How do you select the styling pieces for my property?
Each piece is hand-selected by the TSC Team from our curated inventory to suit your home’s architecture, lighting, and potential buyers. After a complimentary consultation, our expert stylists carefully assess all aspects of your property — from the flow and layout of the spaces, to fixed elements such as flooring, wall colours, cabinetry, light fittings, and other architectural features.

We take into consideration the existing colour schemes throughout the home and choose furniture, soft furnishings, and accessories that will complement and elevate these tones. Our aim is to highlight the home’s best features, create a cohesive visual story from room to room, and ultimately appeal to the target demographic of your marketing campaign.

Every selection is made with the goal of enhancing value, maximising impact in photography and videography, and helping potential buyers emotionally connect with the space.

Do you style outdoor areas?
Yes, where applicable. We style balconies, patios, and alfresco areas to highlight the home’s full lifestyle offering.

What happens at the end of the hire period?
Our admin team will contact you one week before your Hire Period ends to arrange access to the property and to remove all furniture, accessories, and soft furnishings at the earliest convenience for all parties.

Do you offer after-hours or weekend installations?
While our standard schedule operates during business hours, we may be able to accommodate specific timing requests depending on availability. Please enquire early and note that extra charges may apply.

What do I need to do before styling day?
The home must be cleaned, vacant, and any items of furniture or personal affects that we have requested you move/remove will need to be done prior to our arrival. 

What happens if the property sells before the hire period ends?
If your home goes under contract or is sold prior to the end of the Hire Period, this effectively concludes your Hire Period with TSC and we may collect the items early, depending on our schedule and availability.
